House Plan Modifications
The Construction Drawings, Design Views, and Specifications are an integral part of your project. Providing a higher level of detail in your plans can minimize errors and eliminate scheduling and budget overruns. Making the plans a part of your Construction Contract with your Builder, so that your vision for the project will be referenced directly from that contract. Thus it is imperative that these Drawings are correct and accurately include any decisions or selections you may have made, in order to prevent any discrepancies. Should there be any discrepancy between the Client and Builder during construction, regarding the inclusion or exclusion of an item, it’s incorporation into the Drawings may decide who bears the cost.
With this in mind, we developed the Plans & Drawings Checklist as a way to determine the types of Drawings and level of detail based on the client’s needs and experience. Multiple types of individual Design Views are noted below as part of different Plan Sheets, any of which may be used on a particular project, and their inclusion and level of detail will be noted in the contract. Some of the Drawings listed below contain more than one type Design View as most Plan Sheets will have more than one type of Design View per page. The description refers to the Design View contained within the Plan Sheet.

Exterior Elevations
This drawing contains all pertinent project information, including Project Overview, General Notes and any other important requirements. We provide you with a color 3D rendering of how your completed project will look.
Floor Plan
Detailed plans at 1/4″ scale showing walls, ceiling heights, stairs, door & window locations, cabinets, appliances, plumbing fixtures, dimensions and door and window symbols or sizes. They may also contain flooring materials..
Foundation Plan
The Foundation Plan is drawn at 1/4″ scale showing foundation construction, overall dimensions, and all openings dimensioned. For concrete slabs, plumbing and other slab penetrations are noted and dimensioned.
Roof Plan
Roof Plan to scale, coordinated with floor plans and elevations, showing roof planes, pitches, overhangs, chimneys & roofing materials. It may also contain probable locations for plumbing and mechanical vents.
Framing Shear Wall Plan
When required, these sheets ae typically drawn at ¼” scale. They include a floor plan and view of wall framing, show the location of shear walls and other framing requirements, and include beam sizes, framing details and unique structural specifications and conditions.
Window Schedule
Details including typical windows , location, specifications, and details that are pertinent for the project are included here.
Door Schedule
Details including typical doors, location, specifications, and details that are pertinent for the project are included here.
Stairs & Typical Details
Details including typical wall sections, foundation, eave and other framing details that are pertinent for the project are included here.
General Notes
These are general construction notes that are typical to most houses. They are not specific to these plans.

Typically drawn at 1”=20′ scale, site plans show property lines, structures, setbacks, walkways and driveways. They may also include outbuildings, pools, fences, garden structures and proposed grading lines.
As-Built 3D Renderings
These renderings are created to show what the existing house looks like before the remodel/addition.
As Built Foundation Plan

Photo Realistic Rendering
Photo Realistic Renderings are very high quality views of the house that are capable of producing a very high degree of visual realism.
Ceiling Plan
The ceiling plan shows the lighting, sprinklers, smoke detectors, and any other objects that are located in or on the ceiling, such as the mechanical air diffusers and grilles. Reflected ceiling plan (RCP) is named so because it is a mirror image (reflected) view of the floor plan. You are looking up at the ceiling.
