Welcome to Sageland Design’s Tri-Cities high-quality home design, Build and remodel company. We have a personal designer on staff to hold your hand through the entire remodeling process and help you select cabinets, tile, paint colors, etc. so that your home project has those special touches that make it look like it should be featured in a magazine.
You’re ready to move forward with your possible home project and you’ve started doing some online research to try to figure out where to begin and who to call. You may be feeling excited, overwhelmed, or even nervous about the process ahead, don’t worry, that’s completely normal and our steps below will help you define what you need and how to get it done.
Our Ten Step Guide helps you through the process from start to finish. Below we will explain our process and what you can expect from our team.

Get Specific About Your Project
What type of project are you looking to start? Is it a kitchen only or is it actually the kitchen and hardwood floors throughout the first floor? Getting specific about how you plan to use the space before the next step will help you get realistic with a budget before talking with a potential contractor.
Formulating a Budget

During our first phone call, we’ll talk about your project including both your wants and needs. We will also talk about the type of contractor you’re looking to hire. We understand that we’re not always the right fit for everyone and each project. Let’s talk about it and find out together.

> Do you have a deadline of when you are looking to complete your project? Whether it is a graduation party or an expected new born, let us know if you have a date in mind so we can go over how long your project design, permits, and build-out may take.
How much are you looking to invest?
> Setting the right budget is the most important part of any project. Without the numbers lining up, you’ll be wasting your time. Let’s talk about what you are looking to spend. If your budget is realistic, we can help come up with ideas that will provide the best value for your investment. Check out our pricing page for guidance in setting a realistic budget.

At the end of our conversation together we will determine if it makes sense to set up an appointment for the discovery meeting. If it doesn’t seem like we are the right fit for your project, we will try to refer you to another qualified contractor that can serve you better.

Explore Ideas & Formulate Must Haves
Where are you coming from? Where do you want to be? We’ve found a better way to help people find answers. We firmly believe that having the necessary information allows for a more informed decision and makes the journey from concept to completion more enjoyable and ultimately leads to a better outcome. Whether we are meeting face-to-face or virtually for this feasibility consultation, we’ll consider and determine if what you envision is possible, can it be achieved within budget and will it meet governmental regulations. We’ll talk about options best suited for your family’s lifestyle, the typical costs, how the project will be financed, and your timetable. Having over 30 years experience with all types of building and remodeling projects, allows us to help guide you through some important things you may want to consider.

The Ideas Phase

At this stage, we invite you to flesh out your project details and expectations.
Gather any additional information:
> Images from magazines
> Images from online sites such as Pinterest and Houzz
> Specifications for equipment or fixtures to be incorporated into the project
> Sketches
> Any other types of images.
You’ll receive an invitation to collaborate with us on Houzz using an Ideabook. All of these things will help us to create the design you want.

The Preliminary Design Phase

We’ll develop a conceptual design based on the target budget, information gathered at the first meeting, and anything else you you shared with us. After you carefully review it and suggest revisions, we create a preliminary design. From your comments on the preliminary design, we craft a final design that captures the goal and intent of your project.

The Final Design Phase

From the final design, we’ll prepare and present detailed plans required for permit and construction. We develop an approximate construction schedule and start fleshing out a detailed materials list. We can provide you with comprehensive trade partner checklists, and advise you on remodeling contracts and proposals.

The Build Phase

Pre-Production
Now it’s time to get your project ready for construction. The preferred contractors we partner with make this a seamless transition. We provide you with everything you need to obtain permits and start construction. We assist you with compiling a separate construction contract and firm price quotation for the project scope of work before one of our preferred contractors or a contractor of your choice begins work. We outline some ground rules for clear, continuous communication and periodic updates throughout your project.
Build
It’s time to build! It may seem like a lot went into your project long before construction. That’s true. There are hundreds of details to hammer out before anyone starts hammering. All that planning will soon pay off as your project starts to take shape and go from drawings on paper to reality.

The Wrap-Up Phase

After your builder has completed the final touches, we’ll prepare a punch-list and assist you with a final walk-through. We’ll provide you with a video slideshow that documents the entire project from “before” work began, through design, in process, and onto “after.”

The Final Follow-up Phase

Your project is complete! Our follow-up services ensure you’ll enjoy your new space for years to come. We’ll make sure that all your documentation and warranties are in order, the final inspections are complete, and you’re completely satisfied with your new space.
